A gut renovation takes the apartment back to its structure and starts again. It is the right answer when the layout no longer works, when the services are original and coming to the end of their life, or when so much is being changed that working around what is there costs more than removing it.

It is not always the right answer. If the walls and floors are sound and what you really want is a new kitchen, a new bathroom and everything painted, a full gut adds months and cost for a result you would have got anyway. We will tell you when that is what we see.

Demolition in an occupied building is a logistics job. Debris has to leave the building without wrecking the common parts, and in a walk-up it leaves on foot. We protect the route in and out, seal the work area so dust stays in it, book the elevator or the loading window where there is one, and keep the volume of what comes out moving rather than stacked in your hallway.

What decides the price

Here is what moves the number, and you can see all of it on a first visit.

  • How much comes out. Removing and replacing is more than working with what is there.
  • Whether services move. Leaving the kitchen and bathroom where they are is significantly cheaper than moving them, and moving them brings permits and licensed trades into the job.
  • The finishes. The same layout can be built at very different budgets depending on what goes into it.
  • The building's restrictions. Narrow hours, a booked elevator or a walk-up all add labor time to the same scope of work.
  • What is behind the wall. In buildings this age there is usually something. We look where we can before pricing and tell you where the uncertainty is instead of burying it.

How much does it cost to renovate an apartment in NYC?

It depends far more on scope than on square footage, and the figure only becomes real once someone has seen the apartment. The biggest swings are whether the kitchen and bathroom stay where they are, whether walls come down, and the level of finish. We look at the apartment, write the scope out in parts, and price those, so you can see where the money is going and change it before anything is ordered.

Do I need to move out while the work happens?

For a full gut, yes, in practice. There is no water, no kitchen and a lot of dust. For a single room, a kitchen, or a bathroom, most people stay. If you are staying we agree up front which rooms come out of use and for how long, seal the work area, and keep a clear route through the apartment at the end of each day.

Who deals with the alteration agreement for my building?

We do the contractor side of it: the scope description, the work schedule inside the permitted hours, and the paperwork the managing agent asks the contractor for. You sign it, because it is an agreement between you and the corporation, and you submit the board package. Get us a copy of your building's agreement early, because its rules shape the schedule and occasionally the design.

Can you work in a building with no elevator?

Yes. A great many buildings here are walk-ups and we plan for it rather than around it. It changes how materials are ordered and delivered, how debris leaves, and how many people are on site on a given day. It is a real cost difference and we would rather show you it in the price than discover it in week two.
